We run multi-suite fan coil, PTAC, and heat-pump maintenance programs for downtown Toronto residential buildings. Typical engagement is annual in-suite service across all units on a rolling schedule — the coordination burden of booking 200 residents, managing keys, and moving through freight elevators is the actual product, not the mechanical work.

We also offer condo board-level service agreements for smaller boutique buildings that don't have a full facilities contract but want a preferred vendor for common-element mechanical issues. Documentation, insurance certificates, and WSIB clearances are provided as part of onboarding.

What size buildings do you work with?+

Most of our building programs are 40 to 400 units. Below 40 we usually operate on a per-call basis rather than a formal contract; above 400 we can quote, though the very largest towers usually already have facilities contracts in place.

Are you insured and WSIB-compliant for building work?+

Yes. $5M commercial general liability, WSIB clearance certificate, TSSA licensing, and refrigerant handling certification — documentation package sent as part of onboarding.

Can residents opt out of the in-suite program?+

That's up to your declaration and board policy. Where the fan coil is a common element we can enforce access; where it's owner-property we facilitate opt-outs and track them in the reporting.
