Corktown straddles the shift between the older Distillery-adjacent brick stock and the newer West Don Lands / Canary District builds. On the older side — Trinity, Sackville, King East — you get Victorian and Edwardian row houses with hydronic heat, a lot of retrofit mini-splits added for cooling, and a scattering of small boutique condo conversions with idiosyncratic mechanical systems that don't match anything else in the city.

On the newer side — Canary District, River City, Front Street East east of Parliament — you get very recent construction with modern four-pipe fan coils, some VRF, and the tightly-detailed condo envelopes that make good ventilation more important than average. HRV/ERV service is a real category of call in these newer Corktown buildings, because owners notice quickly when a stale-air condo starts feeling stuffy.

For the row house stock, boiler work and mini-split installs are the workhorse services. We install more single-head wall-mount mini-splits in Corktown row houses than we do in almost any other pocket downtown — many owners want AC without touching the historic radiator system, and a ductless head on the top floor is the right answer.
