Most in-suite fan coil repairs — valve, actuator, motor, capacitor, or drain pan — finish in a single 1.5 to 3 hour visit. Coil replacement or a full unit swap can take a half or full day and usually needs a building shutdown of the riser, which we coordinate with your property manager.

Do we need to shut the building's water riser off to fix this?+

Only for repairs on the wetted side — coil replacement, isolation valve replacement, or a leaking supply line. Motor, actuator, control board, and drain pan work can almost always be done without touching the riser.

Will my condo corporation reimburse the repair?+

It depends on your declaration and status certificate — some downtown Toronto condos own the fan coil at the unit level, others treat it as common element. We can quote either way and provide the itemized invoice property management usually needs.
