King West runs west from Spadina roughly to Strachan and covers some of the most varied building stock in the core: newer four-pipe fan coil towers around Wellington and Portland, converted-loft brick-and-beam buildings north of King that never had central HVAC, and low-rise infill condos with hybrid systems that combine a fan coil for cooling with in-suite electric baseboard for heat.

That variety means our first question on a King West service call is always 'what kind of system do you have?' A leaking-water complaint in a Wellington glass tower is a completely different repair from the same complaint in a converted loft on Bathurst near Adelaide, where the leak is usually a condensate line on a retrofit mini-split rather than a fan coil.
