A smart thermostat sounds like a DIY job, and for a modern two-wire forced-air furnace with a spare C-wire behind the plate, it can be. Most of the calls we get are the other 60% of the situations — a fan coil unit with a proprietary controller, a two-stage furnace with dual-fuel logic, a mini-split with a wired wall controller that doesn't play nicely with Nest, or a wall with only two wires and no obvious way to add a common conductor.

On each call we test the existing wiring, add a C-wire or a compatible adapter, and — this is the part people skip — actually configure the thermostat for your equipment. Setting a Nest to 'furnace' when you have a two-stage heat pump means it will run for months before you realize it hasn't been staging correctly.
For downtown Toronto condos on fan coils, we also spec low-voltage-compatible units and confirm the building will accept the change. Some fan coil systems will not integrate cleanly with a generic smart thermostat and we'll tell you upfront if that's the case.

Will a smart thermostat work with my condo fan coil?+
Depends on the fan coil. Older two-pipe systems with a low-voltage thermostat usually work with an Ecobee or Honeywell T10. Proprietary controllers that speak Modbus or BACnet do not — those need the vendor's controller or a gateway.
Do I really save money on energy?+
Modestly. Independent studies typically show 8–15% heating and cooling savings when the household actually uses the setback features. The bigger benefit for most people is comfort and visibility.
What if my thermostat wiring is only two wires?+
