Suites here — around King & John, the Festival Tower area, and the residential floors above the theatres and clubs — are a mix of newer glass towers with four-pipe fan coils and a handful of older brick-and-beam conversions running through-wall PTAC units. Solar gain on west-facing King West glass is severe from May through September; we service more late-afternoon 'won't cool below 26°C' calls in this pocket than almost anywhere else downtown.
The other complication is scheduling. A meaningful percentage of residents here work in film, hospitality, or nightlife and don't want service before 11 a.m. We book late-morning and afternoon windows specifically for the neighbourhood, and we're familiar with the freight elevator and loading dock rules at the major buildings.
Common repairs here are fan coil valve replacements on west-facing high floors, chilled water reset issues when the building runs a lean supply temperature to save energy, and refrigerant top-ups on split systems in the older King West conversions where the original install cut corners on line-set brazing.
