St. Lawrence has three distinct housing pockets that each need a different service approach. Around the Market and along Jarvis you have some of the earliest downtown-Toronto condos — 1980s and early-1990s low-rise brick buildings with two-pipe fan coil systems, seasonal changeover, and equipment that is either lovingly maintained or held together with prayer, depending on the building. Along Front and The Esplanade you have newer mid-rise construction with four-pipe fan coils. Deeper east into the Corktown-adjacent low-rise you find heritage-style conversions with boilers and rads.

Two-pipe fan coil work is a St. Lawrence specialty for us. On a two-pipe system the building decides whether the loop is running heat or cooling and residents can't override — so 'my suite is cold in October' isn't a broken unit, it's the building holding on heat-mode until the calendar says otherwise. We diagnose whether the actual complaint is equipment or timing before we open anything up.

The older brick low-rises here often have limited freight elevator capacity or, in some cases, no service elevator at all. We size crews and equipment accordingly and give property managers realistic timing for larger jobs.
